What shapes the work here

Across 19 ZIP codes in four counties, four things decide what a visit looks like: how close the address is to the ocean, how old the kitchen is, what has to come off to reach the back of the appliance, and what the supply has been doing to the control boards. None of those is a property of the brand on the door.

On the barrier islands, salt air is the corrosion driver: condenser fins, door hinges, fasteners and stainless trim go first. That applies to 6 of the 19 ZIP codes we cover.

Around 68 thunderstorm days a year. Repeated line transients are what kill appliance control boards here, far more often than a single direct strike.

Matthew in 2016, Irma in 2017 and Helene in 2024 each left parts of the region without power for days at a time. The work that follows a long outage rarely arrives during it: a control board or an inverter compressor that survived the loss and the restart often fails weeks later.

Riverside, Avondale, Old Ortega, San Marco and Old Mandarin are largely 1900s–1930s housing. Cabinet openings were built to pre-war dimensions, and the kitchens rarely have a dedicated 20-amp circuit, which constrains what will physically and electrically fit.

Built-in equipment is fitted to the millimetre. A refrigerator column comes forward on rails and carries several hundred pounds with the doors on; an integrated dishwasher cannot move until its cabinet panel does. Reaching the back of either is frequently the longest part of a visit, and it is priced in the written estimate before it starts.

We work on built-in and professional kitchen equipment, and we say no to work that is better done elsewhere. If an appliance is still inside a manufacturer warranty period, the manufacturer's own network may be required for covered work, and we will tell you that rather than take the job. Where a repair is not economic against the value of the unit — a corroded sealed system, a discontinued assembly, a cabinet that would have to be rebuilt around a replacement — that goes in the written estimate before any work starts.

Parts for built-in and professional equipment are ordered against the serial number, not the model alone: the same model built two years apart does not always take the same component. Sealed-system parts, inverter boards and steam-generator assemblies are the ones that wait. Door hardware, gaskets, thermistors and fan motors usually do not.
